Agreement to Terms

These Terms of Service (“Terms”) govern your use of RoddyReport's foreclosure intelligence platform and related services (“Services”) operated by RoddyReport (“we,” “us,” or “our”). By accessing or using our Services, you agree to be bound by these Terms.

Description of Services

RoddyReport provides:

• Foreclosure Data: Information about properties in foreclosure proceedings across 230+ Texas counties
• Property Intelligence: AI-powered analysis, valuations, and investment metrics
• Search Platform: Interactive tools for finding and analyzing foreclosure opportunities
• Auction Information: Details about upcoming first Tuesday foreclosure auctions

User Accounts

Account Creation

To access certain features, you must create an account by providing accurate and complete information. You are responsible for:

• Maintaining the confidentiality of your account credentials
• All activities that occur under your account
• Notifying us immediately of any unauthorized access

Eligibility

You must be at least 18 years old and have the legal capacity to enter into contracts to use our Services.

Subscription Plans and Payment

Free Trial

We offer a 14-day free trial with full access to the Service. A credit card is required to start a trial, but you will not be charged during the trial period. At the end of the trial period, you must select a paid plan to continue using the Service.

Paid Plans

Paid plans are billed monthly or annually as indicated at the time of purchase. All prices are in U.S. dollars. We reserve the right to change pricing with 30 days' notice to existing subscribers.

Cancellation and Refunds

• You may cancel your subscription at any time from your account settings
• Cancellation takes effect at the end of your current billing period
• We offer a 30-day money-back guarantee on your first subscription payment
• After the 30-day guarantee period, no refunds are issued for partial billing periods

Payment Processing

All payments are processed securely through Stripe. We do not store your credit card information on our servers.

Acceptable Use

Permitted Uses

You may use our Services for legitimate real estate investment research and analysis.

Prohibited Uses

You may NOT use our Services to:

• Resell, redistribute, or sublicense our data to third parties
• Scrape, crawl, or use automated tools to extract data without written permission
• Attempt to reverse engineer our platform or data aggregation methods
• Share your account credentials with others (team plans provide multi-user access)
• Use the Service to harass, threaten, or defraud property owners or other individuals
• Violate any applicable laws or regulations
• Interfere with or disrupt the Service or servers

Data and Intellectual Property

Our Platform

The Service, including its design, features, code, and proprietary data aggregation methods, is owned by RoddyReport and protected by intellectual property laws. Your subscription grants you a limited, non-exclusive, non-transferable license to access and use the Service for your own investment research purposes.

Public Records Data

Underlying property data sourced from public records remains in the public domain. However, our compilation, enrichment, analysis, and presentation of that data is proprietary.

Data Accuracy and Disclaimers

Data Sources

Our data is compiled from public records, county appraisal districts, and AI analysis. While we strive for accuracy, you acknowledge that:

• Public records may contain errors or outdated information
• Property data changes frequently and may not always reflect the most current status
• Foreclosure postings may be cancelled, postponed, or modified after being filed
• AI-generated estimates and analyses are approximations, not guarantees

Investment Disclaimer

Important: RoddyReport is an information platform, not an investment advisory service. Data, analytics, AI estimates, and any other information provided through the Service do not constitute investment, legal, tax, or financial advice. You are solely responsible for your own investment decisions. We strongly recommend conducting your own due diligence, including independent title searches, property inspections, and consultation with qualified professionals before making any investment.

Privacy and Data Protection

Our collection and use of personal information is governed by our Privacy Policy, which is incorporated into these Terms.

Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW:

• OUR SERVICES ARE PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND
• WE ARE NOT LIABLE FOR INVESTMENT LOSSES OR DAMAGES RESULTING FROM YOUR USE OF THE SERVICE
• OUR TOTAL LIABILITY IS LIMITED TO THE AMOUNT YOU PAID US IN THE 12 MONTHS PRECEDING THE CLAIM
• WE ARE NOT LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES

Indemnification

You agree to indemnify and hold harmless RoddyReport, its officers, employees, and agents from any claims, damages, losses, or expenses arising from your use of the Service, your violation of these Terms, or your investment activities based on data obtained from the Service.

Termination

We may suspend or terminate your account if you violate these Terms, fail to pay subscription fees, or use our Services in ways that harm our business or other users. Upon termination, your right to access the Service immediately ceases.

Governing Law

These Terms are governed by the laws of the State of Texas, without regard to conflict of law principles. Any disputes shall be resolved in the state or federal courts located in Dallas County, Texas.

Changes to Terms

We may modify these Terms at any time. We will notify users of material changes by posting updated Terms and sending email notification. Continued use of our Services after changes constitutes acceptance of the new Terms.
